A vertically stacked brief on a constrained city plot: commercial at the base, a club floor as the hinge, and service apartments and hotel above. Placing the club at the third floor gives the residential floors an amenity deck without sacrificing the commercial frontage at street level.

Approximately 12,00,000 sq.ft across sixteen floors, with two basement parking levels, at a projected cost of Rs 300 cr. Lower ground, ground, first and second are commercial; the third is the club; the fourth to fifteenth carry service apartments and hotel.
